A large privately owed self-storage management firm who is a fast-paced, sales and marketing oriented company that sets the standard for excellence in sales, customer service and community involvement has a District Manager position available and responsible for the New York, North Jersey and Connecticut area.
This position supervises 9-14 storage facilities, 30–40 employees, and overall facility performance including monitoring company policies and procedures. The ideal candidate will thrive in a fast paced environment and a proven ability to succeed. We are looking for confident individuals with strong multi-location supervisory experience, interpersonal, and sales coaching skills.
Duties of the position include but are not limited to the following:
• Management of rental rates for income; payroll, service expenses, upkeep and maintenance costs for expenses as to provide the highest NOI for each facility
• Supervises Primary Managers, Assistant Managers and all other facility level personnel within their District and is responsible for the overall direction, coordination, and evaluation of these employees. Carries out supervisory responsibilities in accordance with the policies and applicable laws. Responsibilities include interviewing, hiring, and making sure employees are trained properly, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
• Monitoring local competition business operations
• Monitors the physical condition of facilities and recommends improvements/repairs when appropriate
• Reviews regular operations and financial reports and follows-up on unusual trends or variances from expected results
• Prepares all necessary reports for 3rd party owners and management
• Assists with acquisition of new properties
• Works with facilities and develops a local marketing plan for each facility and follow up on implementation and completion of regularly scheduled marketing visits.
REQUIREMENTS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
• Candidates must have previous multi-location supervisory experience, a bachelor’s degree and/or equivalent work experience. Related experience (4 to 6 years) and/or training in direct sales, retail and/or customer service is required.
• Leadership skills and experience supervising others
• Proven skills in generating and closing sales leads
• Interacts effectively with customers and resolves customer issues
• Communicates effectively, verbally and in writing
• Well-balanced personal and managerial style
• Mature, professional approach to people and problems
• Computer proficiency in Windows operating system and Microsoft Office Suite.
• Ability to work with minimum direct supervision
• Incumbent must have the ability to write routine reports and correspondence, use a computer, and present information to groups of managers, clients, customers, and the general public.
• Must have a valid Driver’s License
• Employment is contingent on successful completion of a background screening.
